Government-Insured Mortgages:
Reporting Market Share
Any link in the sub-menu to the left brings up the selection page for that broad category of Government Insured loans which are:
  • FHA mortgages
  • Veterans Administration (VA) mortgages
  • Combined FHA and VA mortgages
The selection page allows you to custom select the market data included in the report (start and end date). For FHA mortgages this selection date is based upon the FHA endorsement date which is typically 30 to 60 days after the settlement date for the loan. For VA mortgages the date represents the date of closing. After your market share report is created you will see the rankings for the area you have chosen.

(FHA) Select Mortgage Purpose:
Selecting “Purchase” provides for market share of purchase money mortgages. Selecting “Refinance” provides for market share of Refinance mortgages. Selecting “Both” provides for market share of purchase and refinance mortgages combined.

(FHA) Select Category of Lender:
When selecting “correspondent participation”, the market share will credit the mortgages originated by a correspondent (broker) mortgagee as opposed to the sponsor mortgagee that funded the mortgage. When selecting “Funders Only”, then the market share report will only include the funders of the mortgage without any credit to the correspondent (if any) involved in the mortgage origination. Note that VA mortgages report only on the funders and their numbers do not include any correspondent participation.

Linkage to Lender Detail: Each lender ranked in the report is a link to a national report. From here you can launch (in a new window) national report(s) to see how a given company's rank in the selected market compares to all the other areas of lending by that company. A key feature of these "custom" report facilities is your ability to select the periodicity of the report, in contrast to the Snapshot facility where the common, useful periods are pre-selected. Other selection criteria includes:

  • date of mortgage (i.e. pick a range within which the closing (or FHA-endorsement) occurred)
  • number of detail lines to show in the market share report.
The geographic level of detail is determined by the link selected. The choices are:
  • Metro Area (a set of counties)
  • County (you select the State and County Name)
  • City name
  • Zip Code (you select the state, county and zip code)
  • A custom-defined area
You can create your own Custom-defined areas by selecting any mixture of areas up to a maximum of 100 counties. For example, you could combine all the counties in the Dallas-Ft.Worth CBSA with all the counties in the Houston CBSA simply by choosing these two metro areas.

Note that city name and zip code level reporting are available only for FHA mortgages.
